Financing Method

Also known as: Buyer Financing, Financing Type, Funding Method, Purchase Financing, Finance Method

ConversiondimensionReal Estate Tech: Transaction & Closing AnalyticsReal Estate TechOther

Financing Method classifies the primary funding source a buyer uses for a residential property purchase (Cash, Conventional, Jumbo, FHA, VA, USDA, Seller Financing, Other or Unknown), following the RESO Data Dictionary BuyerFinancing vocabulary rolled up to HMDA loan-type conventions. It lets brokerage, marketing and finance teams compare lead-to-offer conversion, contract fall-through, days to close and commission revenue by financing type, so they can steer lender partnerships, campaign mix and pipeline forecasts.

Business Use Case

1️⃣ Sales leadership (brokerage managing brokers): when the monthly offer-to-close review shows FHA or VA contracts in a market falling through at a materially higher rate than Conventional, they route those buyers to preferred lenders with government-loan appraisal experience and brief agents on FHA/VA minimum property requirements before offers are written. 2️⃣ Marketing (performance marketing team): when the Cash vs Financed share of new leads in a metro shifts by more than 5 percentage points quarter over quarter, they rebalance paid search and social budget between mortgage pre-qualification campaigns and investor or cash-buyer campaigns. 3️⃣ Finance (FP&A): during the quarterly pipeline forecast, they apply financing-type-specific days-to-close curves (cash deals typically closing in two weeks versus 30–45 days for financed deals, longer for FHA/VA/USDA) to open contracts to project the timing of commission revenue. 4️⃣ Product (transaction experience team): when Unknown exceeds 15% of offer submissions for two consecutive weeks, they make financing method a required field in the offer builder and pre-populate it from the uploaded pre-approval letter.

Calculation Notes

1️⃣ Controlled vocabulary: Cash, Conventional, Jumbo, FHA, VA, USDA, Seller Financing, Other, Unknown. Map RESO BuyerFinancing source values before reporting: FHA 203(b) and FHA 203(k) → FHA; Owner Will Carry and Contract for Deed → Seller Financing; Assumed, Lease Purchase, Private and hard-money loans → Other. Raw source codes are retained in a separate column for audit, never exposed as report values. 2️⃣ Jumbo is confirmed only for conventional first liens whose loan amount exceeds the FHFA conforming loan limit for the property's county in the year of application; the limit table is refreshed every January when the new FHFA limits take effect. A web-captured 'jumbo' selection is a provisional self-reported value until the CRM or loan origination record confirms it on transaction_id. FHA, VA and USDA loans remain in their program bucket regardless of loan amount. 3️⃣ Primary source rule: the value reflects the first-lien instrument funding the purchase. A mortgage with a cash down payment is classified by the mortgage type, not Cash; piggyback structures (80/10/10) take the first-lien type; Cash applies only when no purchase-money lien is recorded at closing. 4️⃣ Point-in-time attribution: stamp the value on each funnel event (lead form, pre-approval, offer submission, closing) as captured at the event timestamp; do not overwrite historical events with later values. Closed-transaction reporting uses the value confirmed on the Closing Disclosure or settlement statement, which supersedes earlier buyer-reported selections. 5️⃣ Digital capture: the selection from mortgage pre-qualification and offer-builder forms travels as the financing_method parameter on generate_lead / submit_form / add_payment_info, normalised server-side to the controlled vocabulary (lower-case, trimmed, synonyms mapped). Web-captured values are treated as self-reported until matched to the CRM or loan origination record on transaction_id. 6️⃣ Unknown vs Other vs null: Unknown when a purchase transaction exists but financing has not yet been captured (typically pre-offer leads), or when the captured value is blank or not a recognised financing method; Other when a recognised method falls outside the vocabulary (the explicit Other mappings in 1️⃣); null only on events where financing is not applicable (e.g. rental inquiries). Refinances, HELOCs and cash-out transactions are out of scope and belong to the loan-purpose dimension. 7️⃣ Exclusions: test listings, internal agent and QA accounts, and duplicate transaction records (deduplicated on transaction_id, keeping the latest status). Terminated and fall-through contracts are kept so fall-through rate can be analysed by financing type, but are excluded from closed volume and commission revenue totals.
